Assuming your tenancy was created after 9 July 2004, as follows.



In the absence of a contractual notice requirement or mutual agreement, the following common law principle will generally apply :


1. a fixed term tenancy will end upon expiry of its term,


2. a periodic tenancy will be terminated by a notice to quit at the length of a full tenancy period.

Anything your agreement says to the contrary may or may not be able to override common law: if you want to be certain, call the Lands Tribunal hotline on 2771 3034.



Or just ask a lawyer: relatively cheap in HK. (My lawyer bills less per hour than my wife's hairdresser does!)
