My boyfriend and I moved into this flat in March, sigining a 2 year contract with a 12 month break clause. However, we need to move back home and need out of this contract! We would also like the deposit back! Is it possible to ask the landlord to break the lease and will we be charged a fee? Is this the same as applying for a break lease and would it be my responsibility to find a new tennant? I would appreciate any advice on this matter!

A contract is a contract. Please don't sound like it is the landlord's fault. I cannot imagine how this world going to be like if everyone just walk away from contracts.
The best way to avoid compensating the landlord is to get a replacement tenant.
