My landlord has now agreed to break the lease to my apt but she has asked me to research how it would be done. Does anyone know how the contract would be signed over? She said that she would want the new tennant to sign a contract as would I! How do I go about this? She also said she doesn't want to lose out on comission although im not quite sure what she means. Maybe she wants the new tennant to pay a comission like you would to an agent? Any replies are greatly appreciated! Thanks

In main question is, does the contract have a break clause or a diplomatic break clause?
In the contract you agreed to a however-long-year term and to pay rent for X years. Your landlady is entitled to that amount of rent and can sue for the balance if she is not paid.
One option is to find someone to take over the lease. This would not cost you much.
The other option, which your landlady seems to be suggesting, is to find another tenant and you pay the agent's commission, stamp duty, etc. Obviously this will cost you more but it's possibly less than the remaining rent due on the contract.
